What comes back
Two workbooks per property, built the same way every time, so they drop into any model.
The S3A Rent Roll
- Summary: units, physical and economic occupancy, rents, loss-to-lease, average remaining lease term, delinquency, and a floorplan mix.
- Rent Roll: a clean per-unit table with market rent, in-place rent, concessions, net effective rent and other income. No tenant names, so it is safe to forward.
- Lease Expirations: monthly rollover and quarterly exposure, with a chart.
The S3A T-12
- Summary: income to effective gross income to expenses to NOI, across trailing 12, 9, 6, 3 and 1 month windows.
- Tagged Statement: every line from the statement, as printed, with its category. Change a category from the dropdown and the summary recalculates.
- Trends: the monthly series with charts.
Every file is checked against the document's own totals
What we pull out is added back up and compared with the totals printed on the document. On the T-12 that means total income, total expenses and NOI. On the rent roll it means units, square footage and market rent. Each file's Summary tab shows the check.
| Line | Statement says | S3A summed | Diff. |
|---|---|---|---|
| Total income | 3,593,142.00 | 3,593,142.00 | 0.00 |
| Total operating expenses | 2,105,758.26 | 2,105,758.26 | 0.00 |
| Net operating income | 1,487,383.74 | 1,487,383.74 | 0.00 |
Illustrative property; all figures synthetic.
If a document doesn't tie out, it isn't sent on its own. A person reviews it first, you get an acknowledgment right away, and the files reach you within 24 hours.
How to send
1Attach the rent roll and T-12 as PDF (scans included), Excel or CSV. Several properties in one email is fine: you get one set of files per property in a single reply.
2Write "summarize" anywhere in the email, for example "Please summarize these."
3The reply comes back on your thread with the workbooks attached: instantly when the totals tie out, and within 24 hours if a person needs to look first.
Limits: up to 10 attachments per email, 25 MB each.
Who it's for
- Acquisitions analysts who want clean inputs before they underwrite, without retyping a single line.
- Brokers preparing a broker opinion of value from an owner's documents.
- Lenders and debt brokers putting together a loan package.
Want your own model filled in instead?
Leave out "summarize" and S3A fills in your own Excel underwriting model, with the same checks, and attaches these workbooks too. We set up your model once before your first deal. See how underwriting works, or read how to check a T-12 adds up.
